This Orlando real estate market update tells a pretty familiar story: almost nothing has changed. Home sales are down slightly, prices are nearly identical to last year, and homes are spending about the same amount of time on the market. We’re experiencing one of the most stagnant markets we’ve seen historically, but when you look at the overall averages, it’s really just a steady, stable, normal market. September also typically brings a slowdown following the summer months, as many people who planned to move over the summer have already done so by the end of August. What makes this market interesting isn’t necessarily what the overall numbers are doing, but how differently individual neighborhoods are performing.

What the September 2026 Orlando Housing Market Numbers Mean

A 1.1% year-over-year decrease in homes sold amounts to approximately 20 fewer sales than last September. The average days on market is nearly identical at 64 days compared to 65 last year. These aren’t dramatic differences, and that’s really the point. Looking at the averages, the Orlando housing market is operating much like it did a year ago. But averages don’t tell us how much inventory is available in a particular neighborhood or how many buyers are looking there. In areas where there are more homes available than buyers, conditions can lean more toward a buyer’s market, with more months of inventory. In other neighborhoods, well-priced homes in good condition are still selling quickly.

Understanding Orlando Home Prices

Orlando home prices have also seen very little movement compared to September 2025. The median sales price increased just 0.1%, a difference of only a couple hundred dollars, while the average sales price decreased 1.3%, or approximately $7,000. Both figures reflect how little the overall market has changed over the past year. But these are marketwide averages, and they don’t necessarily reflect what an individual home is worth or how quickly it might sell. Location, condition, pricing, and the amount of competition in a particular area all play a role in what sellers can expect.

Why Local Market Expertise Matters

A citywide market statistic can only tell you so much about what’s happening in your neighborhood. In established areas closer to downtown Orlando, where many buyers want to be, homes that are in good condition and priced appropriately can still sell very quickly. Farther outside the city, particularly in areas where new construction is still being built, homeowners may be facing more competition. Some homes purchased within the last few years are now sitting on the market because buyers have more properties to choose from. That’s why the Orlando real estate market can’t be described with one blanket statement. The conditions affecting your home depend on where it’s located and what else is available nearby.

What Orlando Sellers Need to Know

If you’re considering selling your Orlando home before the end of 2026, there is still time. While people tend to think of the holidays as a slower season for real estate, we typically see a peak in sales in December as buyers work toward closing before the end of the year. For homeowners in established neighborhoods closer to downtown Orlando, this can be a prime opportunity to attract serious buyers who want to complete their move before the new year. Homes that are in good condition and priced well can still move quickly in these areas. However, sellers in neighborhoods with more available inventory and new construction competition may have a different experience. Understanding the conditions in your specific location is essential before deciding how to approach your sale.

What Orlando Buyers Need to Know

For buyers, the final months of the year may present opportunities, particularly in areas farther outside central Orlando where there’s more inventory and competition from new construction. Some sellers have kept their homes on the market rather than taking them off for the holidays, and those who are motivated to sell may be willing to negotiate. At the same time, buyers looking in established neighborhoods closer to downtown Orlando should understand that well-priced homes in good condition can still sell very quickly. If you’re hoping to purchase before the end of the year, the opportunities available to you will depend heavily on where you’re looking and the competition in that particular area.

Thinking About Right Sizing Your Home?

Maybe you’ve reached a point where your current home no longer has enough space, or perhaps you’re ready for something smaller that’s easier to take care of. Whatever stage of life you’re moving into, the first step isn’t necessarily finding your next house. It’s understanding how you’re going to get from where you are to where you want to be. That’s where a Move Ready Plan comes in. Too often, homeowners find a property they’re excited about before they’ve figured out how to make the transition. By the time they’re ready, that house may already be gone. And as Kathryn points out, the perfect house for you is probably the perfect house for somebody else, too. Whether you’re thinking about moving this year, next year, or simply when the right home comes along, having a strategy in place means you’re ready when that opportunity presents itself.
