For more than 20 years, I’ve built my career helping Central Florida families make important real estate decisions — as a top-producing agent, team leader, brokerage leader, coach, and advisor.
But the part I value most is simpler:
Many of the people I help today are people I’ve helped before or someone they sent my way. That is the kind of business I wanted to build. Not one centered on the next transaction. One built around becoming someone you trust with the next decision.
HOW THINKLIVEBE CAME TO BE
Real estate was never just about the house.
I became a REALTOR® in 2006 because I was interested in homes, design, business, and people – especially the decisions that connect all four.
Over the years, I’ve helped hundreds of buyers and sellers, navigated dramatically different markets, and been part of moves prompted by almost every kind of life change.
What I learned is that people rarely move simply because they want another house.
They move because something has shifted. A family grows. Priorities change. Parents need help. A commute becomes exhausting. Or the future begins to look different than it once did.
ThinkLiveBe grew out of that understanding.
Real estate works best when the conversation starts with your life — and then works backward to the house.
WHAT FITS NOW
The right answer is different for everyone.
There is no universal definition of the right home. For one person, it is another bedroom and a bigger backyard. Sometimes it means more room. Sometimes it means less to manage, more freedom, or being closer to the people and places that matter.
That’s why I start with your life—not the listing.
Once we understand what needs to fit better, the real estate decisions get much clearer.
EXPERIENCE, EARNED
Twenty years teaches you where to look.
The advantage of experience is not having seen everything. It is recognizing patterns sooner. Knowing when an inspection issue is routine and when it deserves a closer look.
Understanding which improvements may strengthen a sale, and which ones are unlikely to pay you back. Seeing the difference between the highest offer and the best offer. Recognizing when timing, terms, or flexibility may matter more than a number on a page.
And knowing when a stressful moment requires action, versus when everyone simply needs good information and a steady hand.
After more than two decades producing, negotiating, leading, mentoring, and solving problems at a high level, I’ve learned to focus quickly on the decisions that can actually change the outcome.
WHAT YOU CAN EXPECT
I’m going to tell you what I think.
You are hiring someone to listen carefully, understand what matters to you, and bring perspective to the decisions in front of us.
I’ll give you an opinion – I’ll also tell you why. I’ll tell you what I think matters and what probably doesn’t. I’ll explain the tradeoffs instead of pretending there is always one perfect answer. I’ll challenge an assumption when I think it could cost you money, time, or opportunity. And I’ll keep the larger objective in view when the details of the transaction start creating noise.
Sometimes the right move is to act. Sometimes it is to change the plan.
Sometimes it is to wait. Occasionally, it is not to move at all.
A successful transaction matters. A relationship that lasts beyond it matters more.

CENTRAL FLORIDA
Knowing the market is different from knowing the place.
My career has been centered in all of the established neighborhoods and districts of Central Florida. That means knowing more than recent sales.
It’s understanding why two neighborhoods only a few miles apart can create completely different lives. Why someone falls in love with the walkability and polish of Winter Park. Why College Park feels familiar and connected. Why Mills 50 attracts someone looking for more energy and personality. Why Audubon Park appeals to someone who wants something a little more eclectic.
And why a beautiful house can still be the wrong house if the life around it does not fit. Architecture, values and market conditions matter. But so do routines, restaurants, streets, trees, commutes, neighbors and the way a place feels at the end of an ordinary Tuesday.
Those are the details that turn an address into a life.
A LITTLE ABOUT ME
I’ve always been interested in how places become meaningful.
I notice the old detail someone decided to preserve. The strange house that could be incredible with the right changes. The restaurant hidden in a building most people drive past. The way an older neighborhood evolves without completely losing what made it interesting in the first place.
Outside of being a real estate agent, that curiosity usually shows up in travel, home projects, vintage finds, design, renovation, and wandering through neighborhoods long enough to notice the things you miss from a car.
It probably explains why I have stayed interested in real estate for more than two decades. The transaction is only one part of it.
A home is more than a place to live. It shapes the way we spend our days, the people we become, and the memories we create.
