The market continues to shift as we move through the second half of the year. While activity is steady, August brought a mix of cooling sales numbers year over year, lower interest rates, and a more balanced market overall.
While appreciation has cooled, average prices remain near record highs, and most homes are taking several weeks to sell unless they’re in a highly competitive pocket.
The stats are in and we saw a little increase in sales month over month, but still more inventory and less demand than we have seen in years in the Orlando real estate market.
Well January stats are in and the numbers are staggering. The peak up in December was quickly met with a shift. We ended January with the lowest number of homes sales since 2009. It’s not all bad news though..
The New Year is well under way and we have the full picture of how the real estate market in Orlando fared in December and 2024 as a whole. The market was moving towards a buyers market since September as days on the market got longer and more listings showed up without an increase in corresponding demand. The question in my mind is this the new trend or is this just our typical seasonality during a more balanced year.
We are starting to see a clear picture of real estate in Orlando in 2024 and things have drastically shifted from the previous few years. Despite the rising inventory (about double the amount since last year) and lower than average sales all year long, the prices still went up over 3%.
The season is changing and we move into Autumn and cooler temperatures reach us, the real estate market has cooled a bit more too. However a downward trend in interest rates could lead to a steady or pop in sales by the end of this year.
