What if another agent tells us they can get us more for the house?
Some agents will quote a higher price just to put a sign in the yard, but an overpriced house will not sell. If you choose to work with us, we will conduct a comparative market analysis prior to recommending an asking price for your home. What are the other costs involved with selling a home?

In Florida the seller pays for Owner’s Title insurance, settlement fee, title and lien search fees, prorated property taxes, administrative processing and recording fees, and real estate commissions. At our listing consultation we will review an estimated net-sheet with you. This will ensure you have all the facts and figures before we list the property for sale. We will also provide an updated net-sheet upon receiving an offer on the home.

Do we have any responsibilities during the marketing of our home?
Your primary job during the sale of your home is to keep it neat and clean for showings and open houses. A large part of a home’s appeal involves staging, which is everything from furniture placement to home fragrance. We will offer you easy tips and quick fixes to maximize your home’s appeal for today’s buyer or a more comprehensive plan depending on your goals and budget.
What happens once we get an offer?
We will help you consider each offer and negotiate the best deal for you. Once you’ve accepted an offer, we will guide you through the entire closing process and ensure everything proceeds smoothly. First we will provide you with a checklist of important dates to follow along. Then our transaction coordinator will ensure the title company, buyer, and buyer’s lender complete everything in a timely manner. Your listing team will still be in touch weekly, at a minimum to ensure all is going smoothly.
