
As I mentioned last month, a “normal” market appreciates at about 3-5%. Looking at the latest data we see that the median price is only up 5.5% since this time last year. This is the lowest year over year appreciation in about 3 years. The median price has been floating between about $220-$230k for 10 months. This may be the first sign that the market is shifting in some areas and the prices are leveling off for Orlando. We will have to wait and see what the numbers reveal as we head into the summer.
